Step 1 Free Consultation & Proposal
It is important to gather your information to start our property styling process. We encourage you to supply the property address and the floor plan or layout (if available). We also require as many photos as possible from the internal, external, and outdoor areas. These photos will help our property stylists to evaluate your property’s size, style, and features. That allows us to create a tailored styling plan for your property. You can easily fill up the ‘Enquiry Form’ on ‘Contact Us’ page on our website to get in touch with our stylists for a free proposal.
Step 2 Approve the proposal and pay the deposit
After receiving the required information from you, we will provide you with a proposal that includes estimated costs. Once you approved and signed the proposal, and we received the deposit, we will schedule a site inspection with you or your selling agent.
Step 3 Initial Inspection
We will walk through your property during the inspection (which takes about 30-60 minutes). The goal is to make any necessary adjustments to the furniture and decorations to ensure the best presentation. After the initial site inspection, we may make some adjustments on furniture selections and the costs. The updated proposal will be sent to you for final approval if the final costs differ to the initial proposal.
Step 4 Book Installation
Once the initial inspection completed, we will book the time with you for furniture installation before your property hits the market.
Step 5 Pay the balance and bond
A full payment is required 7 days prior to the installation date for our team to prepare all furniture and book the removalist in. We won’t be able to proceed with the installation if we don’t receive the full payment 7 days prior to the installation date.
Step 6 Furniture Installation
Once the full payment received as scheduled, our property styling team and the selected furniture will arrive your property on the installation date. It typically requires 3 to 6 hours to complete the installation process. More time might be required depending on the size and complexity, and accessibility of your property. Our job is strategically placing every piece of furniture and artwork. That will showcase the property’s features and maximise its appeal to potential buyers.
Step 7 Furniture Pickup
Our standard property styling campaign/furniture hire period is four weeks, and we are open to an additional two weeks for free. That provides ample time for real estate photography and advertising. Our team will come to your property on the expiry date to pick up the furniture, or earlier than that date if the property has been sold prior to the expiry date. We will confirm with you for the pickup time before the furniture hiring period expires. Please contact us 7 days prior to the expiry date if you require extension of time, and we will do our best to accommodate your needs.
Step 8 Bond Refund
Once we picked up our furniture and artworks and return them back to our warehouse, our team will check the items’ conditions and make sure there is no damage made during the furniture hire period. If every item remains in good condition as it was, then your bond will be returned to your nominated bank account within 7 business days. If there are some damages, please refer to the relevant clauses on our Terms and Conditions.
The longer the notice period, the better, ideally 2-3 weeks prior to the selling campaign. However, we understand that situations can be urgent, and we can work to deliver a fully styled property in a few days, depending on our schedule.
As a general guide, our property styling services start from $2,000 for small apartment. Styling for houses or large apartments typically ranges from $4,000 to $15,000. That depends on the size of the property and the number of rooms to be styled. Please refer to the ‘Packages’ page on our website for more details.
While we highly recommend an initial site inspection to investigate your property’s condition and potential, we can still proceed with the styling process without an inspection. However, please note that we cannot guarantee the best outcome for the final presentation of your property without an initial site inspection.
We recommend not living in your property during the furniture hire period to maintain the best presentation of your property and keep the best condition of our furniture and homewares. However, we can provide styling services for occupied homes on a case-by-case basis.
Our “Partial Package” service includes using some of your existing furniture along with our artwork and accessories. This service suits vendors who cannot move out during the furniture hire period. While our “Full-Service” package requires your property to be empty, our “Partial Package” allows you to remain in your home during the styling process. Our expert stylists will evaluate your furniture during the initial inspection and provide recommendations on your furniture for partial styling service. Please always keep in mind that the objective is to enhance the appeal of your property to potential buyers.
We understand that you may have specific preferences and ideas for your property’s styling. However, we prefer our professional stylists select the furniture and decor to ensure the best possible result. Our team has extensive experience attracting potential buyers by enhancing the property’s outlook. Nevertheless, we welcome your contribution during the consultation phase to incorporate your vision and goals.
We will supply all the plants that are necessary for property styling. If you have any live or artificial plants you would like to incorporate, please let us know, and our stylist will assess whether they are suitable for the styling.
We source our stock from different furniture brands and suppliers worldwide. That makes our selections always up to date and as trendy as possible. We are continually upgrading our interior styles for property styling services. Unfortunately, it’s not possible for us to keep updating you with the furniture suppliers’ details.
Before installing the furniture, our request is to ensure that the property is clean and presentable before the arrival of the team for furniture installation. It’s important to hide your furniture and personal items to facilitate the property’s best appearance.
We still have more options if your property does not sell even after the styling extension. You can choose to extend the hire period weekly, or you can complete the hire period as scheduled, and our team will come to pick everything up. It’s highly recommended that you take professional photos for advertising or ongoing property marketing strategies during the hire period. It’s important to note that while property styling can significantly improve the chances of selling a property, other factors such as market conditions, location, and asking price can still affect the sale of a property.
The minimum extension period for our furniture hire is seven days. Please contact our team to discuss your options prior to the furniture hire period expiry date if you need an extension.
